A landlord in your network is curious about short-lets, wants better returns, or has a void property sitting empty. A quick email, WhatsApp, or phone call introduction to 20Property is all it takes from you.

We Handle Everything

We contact the landlord directly, run a free personalised income review, present the numbers transparently, and manage the entire onboarding process — photography, listing creation, platform setup, and guest management. Zero effort from you, at any point.

You Receive Your Fee

Once the property is live and the landlord's first booking is confirmed, we pay your referral fee — £300 to £500 depending on the property — directly to you within 14 days. No paperwork, no chasing, no hidden conditions.

Do I need to do anything after making the introduction?

No. Once you've introduced the landlord to us, we handle the entire relationship from that point forward. We'll send you a brief update when they onboard and when your fee is paid.

Does this affect my existing relationship with the landlord?

Not at all. We manage short-lets exclusively — we never take on long-let management. Your existing relationship and services remain entirely separate and unaffected

We'll always present the income comparison fairly and honestly. If a landlord decides short-lets aren't right for them, we'll say so — and you'll have built goodwill by connecting them to a trusted service.

Is there a formal partnership agreement?​

Yes — we provide a simple one-page partnership letter confirming the referral fee structure and payment terms. Everything is in writing before you make your first referral.
